Facilities Maintenance Manager

Woodside Development L.P.

This is a Full-time position in Aiken, SC posted November 10, 2021.

Description:
Primary Responsibilities:
Service repairs – keep customer/tenant happy – fix things quickly and communicate well to ensure high customer satisfaction.
Establish and maintain maintenance programs comprising preventative, remedial, and upgrade work required to upkeep and improve buildings, parking lots, and their components.
Establish maintenance schedules for all systems, including elevators, HVAC, and fire sprinkler systems as defined by state/federal requirements and/or contracts/leases.
Generate estimates for repairs to commercial and residential property as submitted during occupancy or vacancy.
Manage the operation of existing building space, façade, interiors, and mechanical infrastructure of company-owned properties to extend the useful life of buildings and systems.
Source cleaning services and reactive response for periodic (daily, weekly, monthly task per lease/budget.
Source qualified repair subs for property in-between tenants
– preparing a property to be leased/sold in excellent condition.
Manage capital improvements or projects.
Complete residential and commercial property turnover checklist on each vacancy.
Scheduling with tenants/subs to gain access for repair work.
Have the skills and tools necessary to perform routine and scheduled maintenance of properties, including but not limited to: Painting, carpentry, basic electrical, exterior maintenance
Primary Administration Responsibilities:
Establish and manage common area maintenance budgets.
Accurately manage costs associated with lease terms.
Manage common area maintenance costs to the budget.
Assist in increasing property values – help with leasing, tenant buildout coordination.
Respond to emergency emails/calls when directed by Maintenance Request Form or management.
Secure RFP for projects as directed.
Prioritize work
– consistent review, proper coding, and professional management of all facilities.
Effectively communicate and complete daily work record forms and job assignment sheets.
Maintain assignment records, update weekly on progress and completion.
Perform other duties as directed.

Requirements:
Qualifications:
C.F.M certification required
Background check required
Proficient with computers (MS Office)
A valid driver’s license and reliable transportation
Communicate effectively both in writing and verbally
Job Type: Full-time

Pay: $70,000.00
– $80,000.00 per year
